Sacramento’s 800 J Lofts is a highly visible, public/Ìýprivate downtown mixed-use residential projectÌýthat exemplifies the best that precast systems canÌýbe to the design-build team and the community. TheÌýproject implements the latest seismic technologyÌýin the Precast Hybrid Moment Frame; it integratesÌýhigh-end architectural finishes on structuralÌýelements; and it helps the community fulfill goals ofÌýdowntown redevelopment and revitalization.
Implementation of the latest precast innovations
This is the first total precast mixed-use structure inÌýCalifornia to employ the new Precast HybridÌýMoment Frame as its chief means of seismicÌýresistance. The building is designed to not only save life and limb during a seismic event, but itÌýalso enables immediate re-occupancy afterwardsÌýdue to its inherent self-righting mechanism.ÌýThis precast-enabled feature represents trueÌýowner and tenant value.
Integrated high-end architectural finishes onÌýstructural elements to fully express design intent
ÌýThe street-exposed structural elements formÌýthe skin of the building and were crafted withÌýarchitectural finishes including multiple mixÌýdesigns (8 in total for the exterior exposedÌýelements!), reveals, and different levels of texture,Ìýproviding a rich tapestry for the downtown location.ÌýBecause the interiors of these structural elementsÌýwere left exposed on the interior as well, the entireÌýelements were cast using white cement and addedÌýcolors. The structure blurs the lines betweenÌýwhat is architectural precast and what is structuralÌýprecast.
An expression of community
The project itself (a public/private jointly fundedÌýventure) was at the heart of and fully embodied aÌýbreakthrough in downtown redevelopment andÌýrevitalization. It was the first downtown residentialÌýproject completed in many years, and was builtÌýon a half city block that had been an empty blightÌýsince a fire destroyed the previous structure over 15Ìýyears earlier.
